What are Tenant Improvements?


Tenant improvements are interior alterations to commercial spaces.  The three categories are identified below. The Building division has the discretion to determine if a project is a Minor or Major Tenant Improvement. 
 

Existing Tenant Space Remodel (Minor TI, Level 1)


  • Offices, restaurants (with an occupant load of 49 or less), and retail sales tenants with an existing Certificate of Occupancy. 
     
  • Limited scope of work.
     
  • Minor exterior work with plans previously signed and approved by Planning division.
     
  • Minor structural work.

  • Review Timeline: First review period is 5 working days or less.
     
  • Cannot include an increase to the building area; increase to tenant space; increase to occupant load; change of occupancy or use; hazardous material storage or dispensing; building upgrade agreement items or historic buildings.

New Tenant Space Build Out
and Existing Tenant Space Remodels (Minor TI, Level 2)


  • New finish for offices, retail sales and storage occupancies; limited remodel to existing offices, retail sales or storage tenant spaces; change of restaurant tenants.
     
  • Minor exterior work with plans previously signed and approved by the Planning division.
     
  • Minor structural work.
     
  • Review Timeline: First review period is 10-14 working days or less.
     
  • Cannot include an increase to building area; change of occupancy or use; hazardous material storage or dispensing; building upgrade agreement items or historic buildings.

Major Tenant Improvements (Major TI, Level 3)


  • Major Tenant Improvements are alterations to commercial  spaces or buildings that go beyond the scope of projects identified as Minor Tenant Improvement Level 1 and Level 2. 
     
  • Major Tenant Improvements
    Apply for a Major Tenant Improvement if your project: 
     
    • Goes beyond the scope of Minor TI's Level 1 and 2
    • Is within an historic building
    • Increases the building area
    • Will store or dispense hazardous materials
    • Involves a Building Upgrade Agreement
